In a tenuous Real Estate Market, you can’t afford to make big mistakes when selling your home. When the slightest misstep could mean the difference between making a sale and sending potential buyers down the street to the next open house, you need to make sure you’re on your game. One of the easiest ways to make sure your strategy is tried, true, and effective is to hire an agency to handle your marketing. Of course, some homeowners are determined to make a go of it alone. If you choose to do so, here are some mistakes you can’t afford to make.

Lying Pictures

It’s an easy mistake to make. You think you would be better off putting your home in the best possible light when taking pictures for a real estate magazine or a classified ad. It makes sense. But there’s a difference between taking a good picture and taking one that lies to the buyer. You don’t want the first word out of a person’s mouth when they see your house to be, “Oh…” If anything, they should marvel at the fact that the house looks better in person than it did in the ad. If you’ve ever gone out with someone who used their high school photo on the dating site you met them on, you know that feeling you get when you realize you’ve been misled. Sometimes, there’s no coming back from deception.

No Pictures

If you think you’re going to attract buyers without any photographs at all, you’re only kidding yourself. You’re competing with too many listings to get away with that. Most buyers will quickly flip past any listings that aren’t accompanies by photographs. While it may be possible to overdo it with pictures, it’s much easier to under-do it. And make sure the pictures are relevant. Potential home buyers don’t care about the grand piano in the living room or the art your kids put up in their bedroom.

Pressure Sales

This isn’t the time to test out your high pressure sales techniques. There may be one in a million people out there who can be pressured into buying a home they didn’t really want, but chances are they are not going to walk through your door. Take a step back and let them explore your home without following them through every room. Let them have their private conversations. What’s appealing to you about the house may be directly contradictory to what is appealing to them. There’s certainly nothing wrong with pointing out positive features when trying to sell real estate, but go easy and pay close attention to the social cues you’re getting from your customers.
